Commercial Condition Surveys

The cost of preparing a Condition Survey is dependent of the type, size and complexity of any building, most particularly the age, character, method of construction, quality of maintenance undertaken and whether there have been any alterations undertaken.

Our Condition Surveys provide a detailed summary of the condition of the property and highlight any areas of specific concern (internally and externally) that we note on behalf of our client.

We include an extensive photographic schedule, depicting the details highlighted within the report.

During the course of our inspection we will consider the condition of the:

External

  • Access
  • Boundaries
  • Services
  • Roof
  • Soffits
  • Fascias
  • Gutters and downpipes
  • External ‘envelope’ (Brickwork, pointing, cladding)
  • Doors & Windows
  • Services*

Internal

  • Roof Void / Underside
  • Ceilings
  • Walls
  • Floors
  • Woodwork
  • Kitchen (s)
  • Bathroom(s) / WC’s
  • Services*

*Whilst we provide comment on what we see, we do caveat on the need for current certification from the appropriately qualified specialist in respect of these items.

The nature of our report and the addressing of any specific concerns can be discussed and agreed with the Surveyor as part of agreeing the Instructions (and documented in the ‘Letter of Instruction’) accordingly. Stimpsons Eves would be happy to discuss the specific requirements of either a Landlord or Tenant and provide detailed costings for the provision of a Condition Survey.
